From what I recall it is addressed using a 1 page addendum that says something to the effect of "the borrower is partnering on the purchase of the property with the lender, and is paying a fee equal to XYZ for the sole right to the ownership of the home".

Basically, you're putting a smaller HELOC on top of your existing loan and then using the strategy.The other benefit of doing it this way is if you don't like it or there's some other problem you can just pay down the HELOC and then let it sit there while you go back to the way you used to pay.
