I don't want to sit around waiting for interest rates to drop and pass on some good opportunities, but I'm also not sure if I want to pay that much in interest. 

From what I recall it is addressed using a 1 page addendum that says something to the effect of "the borrower is partnering on the purchase of the property with the lender, and is paying a fee equal to XYZ for the sole right to the ownership of the home".

I know it's off-season right now, but this feels way too low.I guess my questions are:1) how long do units usually sit on the market without getting rented out this time of year?

I generally look for properties on the MLS that have been sitting for a bit/need a little work. 

Too much cash sitting idle- Townhouse - appreciation has underperformed Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I have no car payments, i will have no mortgage payment when the renter moves in and i have not ate in a sit down restaraunt for 7 yrs, saving money where i can.

If you hear of anything around the North Miami/Ives Estate area I'd be interested in looking and would love to have you sit in on the rehab.

I’m looking to get a better return than the 3.5 I’m getting now sitting in a money market account but I think residential is a bad purchase now.

Basically, you're putting a smaller HELOC on top of your existing loan and then using the strategy.The other benefit of doing it this way is if you don't like it or there's some other problem you can just pay down the HELOC and then let it sit there while you go back to the way you used to pay.
