The reality is that if it's an un-subsidized portfolio mortgage, the rate/points needs to beat the ROI of a Wall Street index fund or generic REIT, or it would never make sense for a lender to do the loan, since they could park the $400k with Wall Street or a REIT and make more than they'd make by lending you money.

Let your investment pay the loan back...which means the cost of the loan (interest payments) in reality is an investment...that means this turns your 401k money into 2 investments at the same time...the RE and the 401k

At that price it sounds more like a Coop, Coops are more common than Condo in the Bronx, Some of the newer buildings in Riverdale are Condos..I’ve seen MLS state apt is a Condo but I knew in reality it’s a Coop so always confirm w Realtor..
