Study the PPM and offering materials....see how the projections meet the actual numbers and what went right or wrong. 

I have the ability to get these units built at very favorable costs and there are no real comps I can find so I am at a loss for planning my development strategy with regards to the size of loan I could reasonably get.This will be my first project and my partner's third but he self-financed the two others.

Because of the missing pads, instead of getting to $4M, I could only get to $3.8M at the end of the project (loss of $200K).

They will want a a piece of the profit AND it could be very worth it on your first project.
