The grade of center city was exactly my question!

I have a wide range for how much rental grade rehabs cost.

@Logan Lum like Steven said above, you might want to team up with someone who is very experienced, but in the meantime, I wouldn't overthink "understanding a market", I would just recommend the following:-Make sure you are working a market where there are buyers at all, meaning some of the more "C" and below grade markets have barely any investor activity.

In the $200-300k range you'd want to focus on B class neighborhoods where you can get some nice rental grade ones for around $250k.

Ideally avoiding high crime areas and and highlighting neighborhoods grade B C and D.What I got so far isGood areas: Hilliard, grove city, Worthington, Westville, New Albany and downtown in general (Grand view, olde town east.

All four of those manufacturers have different grades of equipment from high end, mid grade, to budget.
