Our plans include searching for and filling small holes and cavities with acoustical caulk, adding a layer of roxul safe and sound between joist, attaching resilient channeling, and finishing with a 5/8 in drywall layer. 

I have attached a report of a property near us using the BRRRR calc and it seems like a pretty great deal, but I am not certain that I am using the calculator correctly.

Solar system attachments add additional roof penetrations.  

I own 2 other rental properties, one paid in full, the other with a small cash-out refi attached to it. 

I have seen DSTs that have an upREIT attached to them.

-- the water was beading up through the tape even just an hour after the repairman left), we got a good look at the rest of the space around the pipes... and saw the images that I'm attaching below -- at least two more *visible* 'pinhole leaks' on the copper pipes above the kitchen ceiling, and some wet spots, along with what looks like a dark colored mold/mildew.
