I'm reading between the lines of your original post and for some reason I think there may be an emotional pull to this property.

I'd just sell (or refinance out) of the original one to keep my entitlement intact.

If the owner decides to sell, I will refer them back to the original agent for that sale, so there's no threat of me "stealing clients" from the referring agent.

Now for the next move/challenge:I want to start looking for my next house hack but heard from the broker I had originally used that they cannot use my ADU rental income for DSCR.
