Palm Coast might not have the flashy reputation of Miami, but there’s a lot to love in that area’s growth potential.I’ve been around the real estate block for a few decades, and one thing I’ve seen is that luxury rentals can thrive when they’re more than just “pretty”.. they need staying power.

What I love about Baselane is that it was built BY real estate investors FOR real estate investors so it's really dialed in to what you're going to need in order to prepare your taxes, keep your books up to date and the more operational aspects of being an REI like tenant vetting and processing rent payments.

I agree that DealCheck (or the BP calculator) does not provide enough tools or functionality to analyze those types of transactions (yet).But I would argue that it does a great job at analyzing more traditional buy & hold SFRs and multi-families, as well as flips and rehab projects. 

The average homeowner is estimated to be underinsured by 40% based on replacement costs and that doesn't include the interior contents and assets, many of which are in the multi and even mega millions.

Beginning this year, with AB 3108, it’s now a crime that can result in a felony with up to 3 years jail time.I’d love to see one of these prosecuted.

I would love an OMG category but I'm so far from that.
