I have that, and read it line by line to them at signing, so there is no misunderstanding. 

When you find your tenants, actually sit down and go through all the points with your tenant so there are no misunderstandings.

There's also a good chance you'll have problems along the way with misunderstandings or missed increase payments, and your tenant is likely to build animosity towards you and your greedy ways.

Unless I'm missing something or misunderstanding, I think you may be forgetting to factor in the $50,000 rehab cost into the financing.

I kind-of understand what notes are, but as a Millennial I'm prone to distraction and misunderstanding if the exact answer I'm looking for isn't immediately found on one of the first three links Google provides.

Don't get me wrong, financial leverage is a great tool if utilized properly, but saying that buying all cash increases risk is a misunderstanding of financial fundamentals IMHO.
