Alright last thoughts - I'm pivoting.

Hi all,I've met and spoken with a few great prof's in the Columbus area, and since then, have made 2 offers on home (both didn't work out).I'm going out to visit in December to meet with and talk to a few people; including sellers directly.My question is for those of you who have experience and a few properties + in the mid-term / corporate rental realm.How have your vacancy rates changed over the last year to 2 years? 

Certainly track record is very important, but track record is so much more than deal performance.The last decade was a consistent bull market so almost anyone could put some runs on the scoreboard while learning little to nothing.  

Lastly, they like building relationships.

Meaning it’s easy to make their students feel like success stories but anyone who buys section 8 rentals knows the honeymoon phase doesn’t last long.

There's a 50% chance your relationship won't last, so be prepared in case that happens.If you can both work remotely, I recommend moving to a more affordable market.

I view this last point as an advantage, because it leaves me open to any market and forces me to build a hands-off system.

I've made a few offers in the last few months on very distressed properties, and I keep getting outbid.
