Hi Marcus,If it were mine, I'd hire a property inspector (like when you buy a home) vs having a tradesman do the inspection and see what he says.If it needs to be fixed, I'd get at least 3 bids from contractors who do this work for a living (state licenced brick masons) with (workman's comp insurance), and get 3 recent references from each one of them.

The inspector says most likely the chimney doesn't have the capacity to handle that and will need to re-lined.

If the service is 100amps but the socket is rated 60amps, that's not good either...In our area, a 100amp service and 60amp box would be okay by all 3 inspectors we use but not all code officers (side issue, when a non-electrical inspector code officer adds requirements to code...), but such a mis-match is still not what you'd set out to do.

It felt pretty solid, but later when my home inspector (not a pest inspector) probed with a pocket knife, he was able to dig out a little bit of wood.I looked for mud tunnels on the outside of the foundation and in accessible areas of the garage and basement.

We have not talked numbers or financing yet but he said I can bring in an inspector to take a look around.The last piece is that I'm self employed, earning around $30k a year, no debt, around $35k in cash I'm willing to invest, though I would prefer not to spend it all on one property.
