I wonder what role Bigger Pockets and tighter lending standards played to influence this Philadelphia also sites as one of the hottest markets with 93% margins.

Figure out the % he is putting into the deal and then work out what % of the profit at the end of the deal that level of investment would warrant.If he is physically working on the rehab, then you have to figure out how that influences his cut a the end.So basically you have to work it out, not as a loan with an interest payment, but as a return on his investment and his labor etc.

I also agree that having a security deposit amount helps influence people to not lose that money. 

Dig into your sphere of influence to see who would be willing to bet on you.
