We are talking about something very different.His basic complaints are 2 fold. 1) Most people invest their 401K funds in mutual funds which pay tax and have fees and expenses and have market risk..This is irrelevant to our discussion.

I am no expert and don't work in the RE industry in any capacity, but it is an interest and I have a few close friends in the fold that do it for a living and, from talking with them, I'm agreeing with Hanna about how we might be topping out and the market doesn't likely have much more appreciation in store.

I can just see it amplified ten fold in these other tenant friendly states.Do you build in very high lost rents and repairs for expected issues when buying there or do you set rents at the low end of the market to train the tenants you are the best deal in town??
