It shows that there's a market for nicer apartments in an area that expands from downtown.  

@Christian Sifuentes I would be focusing on downtown Frederick for flips.

I was a renter in Minneapolis for ~ 6 years, the biggest thing for me was location.I would gamble on the Blue Line Light Rail expanions, as it will allow better transport in and out of downtown to those further out.

We bought a small rundown shack of a house in a small town downtown for $8K.
