Different pockets will be zoned for different density.  

If its a rental you could get a DSCR loan which is different than a conventional loan. 

780 or higher should get you the best rates/terms available, no difference than 820 score.

If you had managed to purchase in those areas back then, your cash-on-cash return might look quite different today, especially with rental demand still holding strong.

Maybe they communicate differently but have good intentions.

Chances are you’re the one that wanted it a different color. 🤔 The rooms are lime green and bright purple. for a rent that high its not unreasonable to ask for the rooms to be painted a neutral color.

As Jay and Jamie have stated above, a minimum of 6 different factors play into the pricing, but it is not an all or none issue. 

They spent 1K on them from upwork and it helped resolve concerns in the meeting real time with some neighbors had who were just picturing the project their own way which was completely different than what the emerging developer was proposing.
