Sounds like the property will need to go through probate before it can transfer to anyone else.

My closing agent oversees the paperwork so that there are no mistakes in securing the loan (the promissory note, which spells out the terms) to the property, filing the deed with the county, collecting the transfer taxes and getting the monies to the right parties. 

You can do a residential loan in your personal name via a Fannie Mae loan and when done, transfer it to your LLC that you are the majority member of.

In addition to Matt's sound business practice of fixing the home, most states which includes mine GA, tenant law says; landlord may not contracturally transfer responsibiltity of maintenance to the tenant, its always the responsibility of the landlord.....   

Some States/Counties charge different levels of transfer taxes based on whether the buyer is an owner occupant or investor so it is important that this is accurate. 

And yes, that transfer would permit the lender to demand payment in full of all amounts due.

I’d like to transfer them to an LLC however from what I understand if a property still carries a loan and title is transferred to an LLC the lender may exercise their right to require the loan be paid in full.

Then transfer the property into your LLC or Series LLC via a legal trust that is a member of the LLC/SLLC.

As I said, the house is not being transferred.
