@Sachin Sharma After reading all the posts I noticed that you rebuked all suggestions, and all criticisms ( traffic noise, neighborhood).

It is critical to talk to their other clients, if they are happy to connect you things usually are in order. 

(For example) And even then, good luck getting a response.Therefore, as said previously, good inspections are critical.

Don't mistake these things for not taking action, they are critical for most people to feel comfortable to jump in, just like you would before starting any business.  

As the title company, we get blamed for everything, including the ineptitude of the parties... which unfair criticism we brush off because it's just part of the job.

The seller is aware (this is critical) of what they are doing (not pricing) and on our side of the ALTA what shows up is the price we are paying and a fee to the wholesaler is on that ALTA.

I would echo what @Haydn Zeis shared and would suggest a few additional items: Trust and Transparency.Keep in mind that the most critical variable in your experience as an investor will be the PEOPLE you are investing in, not just the DEALS you are investing in.
