I see countless 'turnkey' properties that are sold for 30-50k+ more than the next TRUE comp in the area.

I went in way deeper then I thought down to the studs in some rooms, had countless adventures, so much fun and so many stories, learned a bunch, and spent a bunch, including a brand new roof I was hoping to hold off on for a year or two.  

I have read countless posts that real estate investors are either running into advisors who don’t understand real estate investing or only offer a solution like a Real Estate Investment Trust (REIT).  

What it does do, however, is neatly line up all you need to know about real estate investing (when I first joined it was primarily focused on single family homes), instead of having to dig around on the internet for countless hours trying to piece together the same information (they also provide some very helpful templates to use too).Since then, I have purchased 6 units, and am currently closing on my seventh (only one was through Roofstock). 

Out of countless installs I have had less than a handful of small call back issues that are easily resolved, this is of course all based on the character of the person. 

Obviously this is a situation I would like to avoid...Unfortunately, it seems like this is pretty typical for California / Oakland, and I know there are countless moratorium / laws that help protect the tenant in this situation.

I don't have any licenses or prior experience, but I have read countless books and learned the basics, including wholesaling, crowd-funded real estate, rental properties, Airbnb...
