However, mixed-use properties can create new issues depending on the construction and structure, access, and tenant mix.

This does not account for the also large supply of new construction single family inventory hitting the market in 2024 and 2025. 

Hidden damages or poor construction can cause issues down the road.

Admittedly I am new-er to the Valley, but from driving all over it, it seems that the West Valley is going crazy...they are building as fast as they can. 2 new chip factories and tilt-ups everywhere.I'd bet on the West Valley if it were me....

In the interim, the Investor B BRRRR strategist spent 3X as much time managing the acquisition, construction and management of their assets comparted to the Investor A strategist.

But that is the key with investing, you need to have your educated guess of future events, place your bet, and hope you are right.

In fact, there are even financial markets that specifically bet on future levels of the Fed Funds Rate (unsurprisingly called "Fed Funds Futures").These futures correlate very well with certain bond yields which, in turn, correlate very well with mortgage rate movement.
