Then about 50 pages of rules and regulations, this is the most important part, and is part of the reason you want HOA docs in word or PDF format, not scanned if possible. 

I started using MileIQ last year and I love it.For receipts you can use any adobe scan on my phone.

I've spent a good amount of time scanning the market on Zillow and Trulia to get a sense for the price range. 

No more legal size paper, margins for recording data, top, bottom and sides, by the time you have the body of your document, well....few will be on page.

2bd s  can be tough in the burbs.also with your friends and the nice financing they are offering.Its obvious they are not hurting for money... offer to pay them 30 equal monthly payments.. it will be negative for you.. but the PV of money makes there note a 15% yield note.

I've got some friends interested in rehab or fix and flip, whatever the market might support, but cashflow is my endgame and analytical pivot.I've been scanning the local market to get acquainted but haven't come across anything that has forced action, yet.I'd love to pick your brain and share my thoughts and observations.  

@Sean S.-- can you talk a little but more about those market reports?

You should be able to find an interest rate today for <3%.The service that penfed and b of o (I just call them BO, after the body smell) provide is adequate but can be frustrating.
