Turbotenant, last I checked was just doing the same thing as smartmove, and Cozy does screening and ACH, but no software. 

There are 10 apps to have them get an email reminder and google pay or zelle or ACH or paypal or venmo....

I recently had an issue with an ACH transfer not being processed properly by my bank.

We offer 4 different payment methods to our tenants: Online ACH via our PM software (no charge) Deposit @ our bank ($3 charge) Credit Card ($5 + cc fees) Mail ($10 charge)Notice we charge a fee for the less desirable options to encourage the behavior we want:)

There was some minor repairs that we had to do:The previous owner took one (of two) medicine cabinets out of each bathroom.They took the appliances.They took the ceiling fans, but the bank had already replaced them.They left the garbage disposal, but took the plumbing under the sink.Took every door stop in the house.and, my favorite...They took the middle hinge off of the interior doors (I never did fix that).Took us about $1500 to finish the rehab work, and during that time, some thieves stole my air conditioner.

Unfortunately, my science/medicine background taught me zero about excel, so I wouldn't even know where to start.

I can ACH funds tom my account and have them available next day or wire them for same day if needed.If you stay conservative on your investments you should do OK over time.

I've studied for about an hour (til my eyes were crossed and brain ached) about the 50% and 2$ rules.
