Any market can work, you should consider a market that you have some 'competitive advantage' compared to others.Think of an area that you grew up in, went to school, visit friends / family, visit often, best of luck.Also, do you have any experience in rentals / short-term rentals.Air-bnb's hosts have become 'commercialized'.You will not out-perform a host who has years of experience, does this 24/7 and has a team of support.Best of luck.

If the tenant reports to the city that the space isn't properly vented/heated/cooled or the right color (just joking on that one) you will probably end up with a visit from an inspector.Thank you for the helpful reply!

Personally, I've been investing more than 50 years and never looked at the demographics for a neighborhood one time because I always felt that you need more personal knowledge about the neighborhood e.g. whether it is blue-collar working people, whether it infested with gangbangers, what the ability to increase rents is, etc. and the only way to get a good feeling and understanding is to personally visit the neighborhoods in the daytime, evenings and on weekends because weekends and nighttime is when the bad people come out like cockroaches.
