I’ve been devouring content from all different sources. 

Some pros with turnkey: you don’t have to source deals, no rehabbing, streamlined process, fully rehabbed property(with the good companies), some can come with tenants in place cash flowing from purchase. 

Seek out a mentor who has invested in real estate to offer advice and encouragement.Determine your target market, available funding sources, and acceptable level of risk before formulating an investment plan.

People are grossly over paying and I can source much stronger deals off-market.

Sourcing and maintaining reliable and affordable contractors without scale (although my 3rd party PMs have the same issue).

He acts as project manager, sources, finds the subs, and even oversees the staging.  

If you are reading this thread to find the truth, consider the sources.   

Yes, this realtor needs to source enough deals for themselves and all of their clients and the good ones will deliver.

This is the real world and I hope the kind of newbies who surf from trend to trend believing REI is just another easy get rich quick gig, they will study real world scenarios like this.
