FEMAs Risk Rating 2.0 that took effect 10/01/2021 has caused premiums to jump up considerably and under Risk Rating 2.0, flood zones and elevations are not that important anymore.

While the prices are low, I'm concerned about the steadily decreasing population over the past 10 years, the high property tax rate, and the elevated crime rate and unemployment rate.

Typically we run 4" pipe underground and port it out at a lower elevation.
