I agree that experience is the best teacher, but people should place emphasis on understanding fundamentals - you can get that acclimated with basics from reading.

However, those fundamentals are not applicable if you're buying in the MA market, we do not have many new construction homes, it's not atypical to find a home build in 1900s here bc of our long history.

Diversifying is a fundamental risk-mitigator in all asset classes, so I would tend to go for the two if all else is equal.
