Millions of Americans unable to pay rent during the pandemic.So many in financial burden that threatens to deplete their savings Some government action is protecting many, but not enough.Hey, my crystal ball is in the shop but I do have common sense.I speak to investors from the small fish to whales.The ones that own Multi-Family (including myself)... its ugly.It could take renters (especially low-income) years to recover.

The mother in law wants to use it as a family getaway (it is river front property in a fishing/hunting area.I am thinking this may be a good opportunity to set up a business opportunity for vacation leasing when not in use by the family.

I wouldn't expect to land 10 deals a month if you're after big fish. 

Is there any way out there to find a successful mentor that doesn't want absurd amounts of cash for their trainings, without wasting time going to meet-ups and rolling the dice on investors that talk a big game, but come to find out, are only a slightly larger fish, than most beginners, in this massive ocean?

Combine that with some great fishing, boating, beaching and just about every store you can think of close by and you have a very unique town.One setback is the city is discussing Single family housing as rentals and their policy given the housing shortage we are in.lots of full time residents have been complaining of the parties and turnover vacation rentals bring into our nice quiet neighborhoods.

I can also rent the unit as a vacation home (close to a golf course, utah lake, hunting, fishing, skiing etc.).

I was considering buying the property as it's extremely cheap and possibly putting in 2 private driveways on either end of the property that lead down to the trout stream for semi private camping/fishing. 

Are they just fishing for pricing info for the owner?  

I want to go for the 'big fish', but want to make sure my BRRR machine can continue run and my portfolio can grow.Any advice is welcome (please be gentle).
