@April Birdsong There is usually a lead paint disclosure you have your tenants sign stating that there is likely lead paint in the property and they are aware of it and you keep this in your files to cover your rear end.

The heyday of same day trans funding deals is nearly 2 years in the rear view mirror and it is way too niche now, IMO.If you do put yourself out there as a trans lender, you will find a lot of people trying to separate you from your money.  

It is rearing it's ugly head again after 10 years since others were tricked in the economic collapse.

But people I trust always had good credit reports.The only time I made a tenant selection based on credit alone, though I didn't care for their company at our meetings, they always paid on the dot, but were a pain in the rear for their entire tenancy, and I ended up letting them go after a year.

I had one that took a couple months to rent and I was wondering why my PM wasn't getting off his rear and doing something about it.

The market set the income and only actual expenses set operating costs, fine for looking in the rear view mirror once in awhile, but I have to see or understand what's ahead as what is applicable to me in the future to my desired profits. 

The site was a long and narrow site with the existing lockers in the rear. 

Find youngsters that are VERY active elsewhere with their lives;  attending school and working as self-supported. 

Also I would pester the city to remove the trees across the street at the between the lot lines (claiming rape hideouts, etc....) to open the whole strip up as a grass park like area where kids could play (more safely than now).Curb appeal, I would try to remove some of those orange/brown bricks from the rear of the house and cement them up front where they are missing.

What kind of loan can I get that wont come around to bite me in tbe rear later with a "due on sale" clause?
