Years ago, I read that you could donate a house (structure only) to the fire department to practice on, wrecking it in the process.

And the only cases attorneys take on contingency basically in the US is insurance claims in auto wrecks or against big tobacco or other medical things you see those advertised all the time big whopper class actions.. or if your in the South of the US big signs by the ambulance chasing attorneys looking for crash victims to go after insurance..

No real estate agent is gonna put that wreck on the market for 300k when it's probably not worth the money she owes on it.I think you should either drop it and find something in better shape for a beginner to handle or bring in a real contractor to inspect the damage and give line by line estimates on the repair costs.I believe you will find you need over 100k in repairs and updating assuming your observations were correct and verifiable.I wouldn't offer her more than 80k for the property as is which would make it a short sale and need 4 to 6 months for the bank to approve it.

If you wreck it, have it repaired, but still are leery of the damage, you dont have to own it forever, turn it in and walk away!

After next winter it'll probably become a non issue, or at least a manageable one people don't freak out about anymore.The real question is are we going to try to do hardcore stuff that wrecks the economy to try to keep the infected rate lower (maybe 25% or 30%!)
