Hey Aaron,I've worked with quite a few graduates here in Champaign-Urbana (as I am a student myself) on looking for their first few deals (mostly buy and holds).

My #1 advice to new members is, don’t let the urge to close your first deal get in the way of the numbers.

Very few families can afford such a high price point and so you are instead left with a roommate situation and hopefully with professionals and not students. 

College is a great time to buy a 4 bed /2 bath house, and rent out 3 of the rooms to fellow students.

Hello All,I am currently a graduate student who is moving to DC (from Central Virginia) in June/July.

I have a friend who has student rentals.

So we are looking for a house down near we work, and we have found some on the market we like between 250-300K.Debt, we have roughly 27K in total debt including student loans.

I'm urging them to slow this process down and do their research first because their are several red flags.

What's key here is that the most significant tenant pool in these areas are working professionals/grad students who are being outpriced in Back Bay, Southie, South End, North End.
