Here is what the mortgage on the property looks like and what it would look like if we chose to pull the trigger.

You need (1) access to equity capital (do not rely on being able to get debt... lenders will hate real estate again) and (2) the intestinal fortitude to pull the trigger when it seems like things could keep going down and (3) more cash than you think to hold hold hold....     

(primary residence)  We want to pull the trigger on buying our first rental property but I need to decide on a course of action for the down payment. 

To put things in a bit of perspective, nearly all of this rapid gentrification (and it has been rapid in the past 5 years-- you'd barely recognize it from 2010) was triggered by the completion of the Marriott (Pier South) which is a beautiful hotel.  

Obtaining loan/mortgage information from the lender of the property, including any clauses that may trigger due-on-sale. 2.

I ask because there's a 2 For 1 special he's running and I'd be stupid not to reach out before pulling the trigger on my own. 

That may seem harsh and I wish it wasn't the case, but it is.

@Brian DickersonI've had contractors discuss partnerships before but I haven't pulled the trigger yet for the same reasons as you.
