It's just my personal style, but I would just keep churning the BRRRR cycles instead of paying it down. 

It is a family friend and they are looking to sell, it needs a major rehab on the entire property but my wife likes the location(about a block from our pastor’s house) and in the school district she teaches in.

That is the fun part to study and teach.

I would want to create systems that I can scale and teach others and slowly build a team around me to manage everything as I acquire more properties.

Hey guys, I am a real estate broker in Los Angeles and I have a client who is looking for a ranch style vacation home in Bozeman. 

I teach a class on how to analyze properties in Northern Virginia in order to keep as rental properties.

However, I have seen with new construction, that side by side units require much less red tape to build new as opposed to a traditional "decker" style multi.

I don't know which style is best, as there will likely be multiple bidders there using each style.
