In my experience with CA tax sales and it spans decades and 1000 plus deals .. no state income tax liens ever stuck. we never ran title on the stuff we bid on unless there was a question of access.

Saved money, made money in that span.

I'm not too worried about financing or time-span.

They won't need 5 or 10 year leases, but can commit for shorter time spans - months or so - which will make it easier to come out of the garage and have their own place of business.Then they will add other buildings as they go along.

Location is also key, as Myrtle Beach is expanding rapidly and spans from Pawleys Island all the way up to Cherry Grove Beach (just south of NC state line)

Now, I began to take interest in REI but the prospect of being tied up to a 20-year debt (just an assumption, can be 15 or 30 instead) seems scary as a lot of things can happen in a span of 20 years.

The only exception is when I closed several with the same bank in the span of a few months. 

If it's a steel building with open span and large iron beams, they'll bid that.
