In my state we don't have gas station attendants.

The population has been growing here year over year over the last decade, it is home to The Ohio State University which has over 50,000 students that live here along with those that visit, and it also holds a diverse range of young professionals and traveling nurses to fill the demand of the multiple business corporations and hospitals stationed here.

It is really hard to tell with locations due to this place where i am stationed in nobody really wants to be here.

The thing is that the area is exploding with growth and jobs, is exremely popular with tenants and....a new subway station is opening within walking distance in 2yrs.I'm long term buy and hold and look for underpriced places in good areas with above average appreciation potential.

.- I like to have a couple contractors stationed around the house when I turn on the water, just in case there is a major issue.

Station North, to the south east of Res Hill, has been steadily improving, as has the area between North Ave and Charles Village. 

Particularly with old service stations / C-stores, there is concern over Underground Storage Tanks (UST) I would do some preliminary research on your site on the state database of Storage Tanks  (https://mydatcp.wi.gov/Home/ServiceDetails/4a17152...)  

As far as getting your rental noticed in a sea of other rentals, A tip I use when PCS'ing to a new duty station is to look at the area through my target rental eyes. 

Buy the "Ranch House Bar and Grill" next door, Gas Station, Additional Store Building (now rented), Owners Residential Suite, Rental Units, with approximattely 10 Acres for $2,5 M OBO (Health Issue requires negot)Facilities: A Liquor Store Building, R.E.
