There is no way to positively spin not having a website in 2022. 

That costs you money and opportunity and people lose their deal spinning wheels with a "fake" lender.

I always ask about it but only a small percentage of sellers are into it (typically those looking to get out of the game, but who still like the idea of truly passive income/ being the bank, and are spinning off a large portfolio so they may see a benefit in spreading out their capital gains hit).  

Otherwise, yes it does sound like just let them spin their wheels.  

Banks built amazing liquidation strategies post-'08', they found so many ways to monetize an REO it would make your head spin, and yes that includes holding a vacant property on balance sheet. 

With regards to department of health: wow yes, I should find that out first before i even spin my wheels finding an investor.
