If only I could go back to my teens/early 20's and change how much money I wasted.  

In the end I was the one that was still living and got it, so I managed their Trust after they had both passed.My two teens started learning about my Trusts when they were 15 years old. 

Thus, she was more demanding than most tenants, (Expecting me to install fencing, wanted to change the house, wanted to change the lease, and wanting to heavily use the property but expecting to do nothing to maintain it, etc).Surprisingly, I've had no significant problems renting to less qualified tenants, including teens right out of high school with no rental history (I talk to their parents but do not request co-signers), multiple tenants with marginal credit of 550 to 600, and multiple tenants with flex jobs (Uber, Lift, Amazon) and/or marginal verifiable income even less than 3X's rent. 

Formica isn't as sexy as granite or concrete but rentals aren't about stroking an owner's ego but what works on the balance sheet.  

Rents are increasing at an extreme rate, my PM told me that the are seeing rent increases in WI for B and C type properties "in the teens". 

I think a lot of people talk about cash flow etc because its 'sexy' and checks the 'financial freedom' box for people.

I'm 6'3, 300 lbs and up there I was a sexy lil thang.

That is usually not the case as market value for existing vineyards is typically over-inflated beyond DCF in many markets (it's a "sexy" asset!).

Just be patient right now, we took in a troubled teen and life is a bit hectic at the moment. 

Everyone wants to be a rehabber because it's the sexy side of real estate, but it's also risky and margins are often way too thin for my comfort level.
