I know this is a rather basic question, but I'm curious.As an investor, how do you refer to yourself in your email correspondence with realtors and brokers, etc as your title?

When you say private lender, are you referring to a private individual, or do you mean a nonbank lender, such as a lender that is not a Chase bank or a Wells Fargo? 

Our goal is to subdivide while in the county in order to build a regular single family home on parcel (A). 

Have the Master sheet reference each property sheet and have it add up.

Most very successful STRs seem to have direct booking options, they are opening their properties to the YouTube Airbnb influencers to get more publicity, they are creating regular content through their own social media channels, etc.  

Also have a decent amount of solid contractors that I could refer you to!
