Also, we had a local cleaning guy who works for a three star hotel in our town come for three days to clean the bathrooms, windows, kitchen, refrigerator, walls and stuff.

A stove and refrigerator are difference.

Make sure you do your due diligence on the water heaters, A/C, refrigerators, stoves, etc.

I was screening a tenant and I couldn't verify previous landlord and the tenant gave me there last bill which had everything they were charge for dented refrigerator, resurface tub and others items along with braking the lease (I was going to approve this person) but I was persistent and finally got in contact with them they just said in writing that they owed money so I denied because of that. 

The second was a nice suprise , a little trash , everything worked and a cold 12 pack of beer was still in the refrigerator . 

Last month, I had a leak in the refrigerator water supply line that caused some water damage to the walls/baseboards of my unit.

The other day she complained about her refrigerator not working, so immediately went to my used appliance guy and picked up an apartment sized refrigerator that I said is temporary until I can get a larger one.

What I mean is if I replace one tenants refrigerator or stove with a new because it legitamitely goes out, others will get jealous and I will have 15 that need to be replaced the next day.
