I have read mixed reactions on the forums, some people mention that a 20% equity is required, others that 2 years living on the property is required, even read that a letter explaining the reason for moving might be enough to satisfy underwriting and execute a 2nd deal.Any help sorting this out is greatly appreciated!

My first reaction is to reach out to the local housing authority and get her to apply to the wait list for Section 8 and Public Housing but the average wait is very long and this lady NEEDS out of this house.

You can either ask them what kind of return they would want to see if they are willing to lend and see if the numbers work for you, or you can write up your deal with all the numbers listed and state the expected return and present it to them and see their reaction.
