In my opinion, understanding the REALITY of the business is far more important than being "positive" or promoting false (but happy) information.But I'm sure you're right, it's a lot more fun to pretend that the big issue in real estate is how to count the huge piles of money that fall from the sky rather than to discuss the real issues.

I still have to pay my bills in dollars, so I don't see how it is any better than buying a house in the meta verse that I can't actually live in but just pretend to live in.I prefer to focus on cash flow with real assets like property and fundamentally sound stocks with healthy dividends than gamble on someone in the future paying me more for a piece of computer code.

If we tweak your numbers a bit to say $100k/12 in monthly rental income, $50k/12 in PITI, and pretend there are no other debts appearing on your credit report and nothing you write off, and further if we pretend that you do NOT live in this property (eg, house hacking math is different and less generous), then your DTI would hypothetically be 0%.

We've increased our liability coverage - I don't trust Airbnb's "million dollar guaranty", as it specifically refuses to cover medical bills, accidents and such and only pretends to cover personal property.
