Have someone do a walk through with you holding a ruler, etc. so you can photograph the size of damages, holes, flooring scars, etc.

First of all, I am NOT a professional photographer.

I think we worked together on an MSN/Buick video gig-- I was the still photographer.

Musician, painter, photographer, graphic designer, dancer etc. 

I had it staged and professionally photographed.

I am also an architecture and real estate photographer.

The second problem is that the agent who has a legal contract isn't likely to step aside, and stop marketing this property, unless you are holding compromising photographs of that listing agent.
