During this year, I've experienced inheriting a crooked property manager I let go on day 1 that tried collecting rents from tenants weeks after, an eviction (same person) and a successful lawsuit against a non performing seller that backed out the day of closing. 

People priced this in spring of 2024 as if it'll produce by eoY 2024-- it may not even produce this decade.Everything I have done and will do will perform, I've just had to eat the rolling fees.

@Tom Gimer  heck of a stretch of an argument…regulating commerce which IS specifically mentioned in the constitution as a government function doesn’t fall under any of those categories. 

In fact, the PM is ONLY authorized to perform actions that the owner would be authorized to perform.

With that said, your ‘screening’ comes in the form of observing how they perform (and have performed) paying their rent and taking care of the property.
