On wholesaling that is just transactional real estate with income that is taxed at the highest level and to be successful at it one needs partners or access to pretty decent amount of start up money to afford the marketing it takes to get your leads.

However, finding a mentor or a partner with experience could be a great first step to help guide you through your first deal and identify the right market for you. 

Well, my partner bought his 2 non-conforming duplexes (8 duplexes on 1 lot , with single family zoning) under his LLC and he got permits in his own name. 

I don't waive the background check for any spouse or partner they're traveling with.

Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner and/or spouse live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.
