I am currently living with family in Ridgefield Park, NJ in order to save up money to hopefully get started in real estate investing.

In my area up to 4 units will be serviced by the city but as soon as I go over 4 now I need a dumpster and a private trash company which is an added headache around site design / cost management /securityCosts/requirements for driveways parking.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Not just the Naglee Park area but the areas around the university and San Pedro Square Market have really been improved.

A few neighborhoods that are a tier below the west end and that would probably make more sense for you when running your numbers would include Montrose, Chesterfield, East Highland Park, Colonial Heights, and Sandston.
