Gambling on appreciation is still gambling.Start with a good cash flow base, in case the gamble doesn't pay off... your mortgage is still taken care of at any rate.

Stick to areas that have had a great reputation for a very long time and leave predicting the future to the guys who have too much money they can risk to gamble.

Its a gamble.

Though I don't want to over invest in potential appreciation/ prospecting as it is still gambling, I wouldn't mind killing 2 birds so to speak by finding some good cashflow deals in an area that is likely to see good growth in the coming years.

In the end I can only guess and a bit gamble on expenses that eat the rents away AND then buy accordingly.

If I agree to this vacancy, I will be gambling that I can keep vacancy well below the average for the 20 years it take to pay of my mortgage.

It's a really big gamble to not get the property deleaded.
