I have seen people attach other liens that file lawsuits against the 1st to delay foreclosure.  

But the reviews of the all the top home warranty companies don't give a good feeling about the practicality of using one including poor service, delayed appointments, multiple visits to fix an issue, keep patching the appliances and systems instead of replacing, offering low replacement costs if they decide to replace, not to mention the tenant frustrations because of these issues.

With limited experience you bring a lot of risk into the picture that combined with travel and delays could spell disaster.

While you do pay a fund management fee the diversification provided by the fund more than offsets the minimal cost.

I don't see it happening across the board anytime soon, I would advise against delaying projects waiting for it. 

Financing, appraisals and building inspections from prospect buyers could delay the closing quite a bit.

@Erik Heldt Have you considered a house hack with minimal accommodations for yourself? 

Are you planning to do a 1031 exchange or a trust deed to avoid/ minimize the property gain tax?

I had done big work and it only took that long when we need to wait for dry cement which won't be more than 2 to 3 weeks.I believe the delay could be because of a claim to the insurance, right?
