Keep in mind, I am not an attorney, but it looks to me like California is a community property state and therefore any debt acquired by one spouse while married, becomes the responsibility of both individuals in the marriage.

The age of marriage has increased, student debt has increased, the age at which they choose to have kids has increased, the number of people wanting to rent has increased, etc...

Your marriage has ended and it appears a new chance is starting, not only personally (Fiance) but in investing.I can't speak intelligently about the Bay area market, but I can say that if you have kids and they are living with you, that should be your first priority.
