My personal opinion is to get licensed and not operate in the gray area.

I was thinking about Gray/New Gloucester (my backyard) initially, but there no large or multiple employers in the area to draw/attract new renters.  

Sometimes the "gray area" provides for the largest returns. 

@Phillip Mazur we will plan on meeting with you tomorrow for sure and hope some others can join once they see this message.My husband (tall guy gray hair) and I (shorter gal reddish/brownish hair) will try and get a seat on the fireplace side.You don't have a picture in your profile so you'll have to find us.We can do 9:00 if that works better?

@Austin WorksI personally would stick with light gray paint and white cabinets as this is very popular in my area and your's may differ slightly or significantly.

I agree, When I see a gray circle I just feel they dont care enough to finish this task they wont take my advice and finish the task they are asking about..... thanks for saying it!!!

It will be an amazing time to buy, but you'll need to be ready with the all the resources; time, experience, relationships, credit and cash (quoting Robert Helms and Russ Gray). 

(pigs get fat, hogs get slaughtered was the mantra I adopted)...My realtor, an experienced, graying real estate veteran and I looked at each other.... we both knew this market would not end well and could not go on forever. 

The gray area is why is it such a popular entry point for newbies in real estate and if it's illegal, one would think it is necessary to police every wholesale transaction?
