Do they have 5k in high weeds/grass built up from a year of the city mowing at $300 a pop?

On the advice of the fireplace guy who did our last cleaning/inspection, we sanded down the brick inside and painted it with the high heat black paint, and it states in the lease that they may use a fireplace-style candelabra if they'd like, but any other use will trigger all the rules in the Fireplace Addendum.   

I personally manage my rent by the room property and yes there are some headaches, but as you mentioned it's one of the most viable ways to maximize returns in a high-priced market.

This scenario is highly unlikely and seems to be used as a scare tactic.

This is why when I hear people say they have to have high cashflow in order to buy a property it makes me shake my head.

But, once you do build some wealth and have a high income, you realize how much you can save/make by owning the right real estate - numbers that far exceed any cash flow you might make on a property. 

Then the tenant will rant a bunch of nonsense, have no evidence to back up his stories, and the judge will find in your favor based on the evidence provided by you.For future tenants, I highly recommend you read a book like mine or "Every Landlord's Legal Guide" by NOLO.

The problem with selling to another investor with the high interest rates it will no longer cash flow so nobody wants to buy it.
