He and wife, both artists, are handy people (which remains to be seen) and wish to decorate, renovate the home - the current home is a 60s art deco style home and have not had a major upgrade (think pink and blue tiles in the bathroom).He does not want to risk my selling the home next year to someone else and the lease expires, nor me raising rent or wanting to rent to someone else.

I want this thread to be about wild ideas that can help us all in our search for a steal of a deal.The best I can come up with is writing letters in bright pink envelopes addressed to good properties that arent for sale!

They will either be tickled pink you want to buy the property OR they will think you're an ambulance chaser and won't want anything to do with you.But they're going to think that no matter when you put in your interest.

I have found this very interesting, I live in a nice neighborhood with very nice homes, and many of my neighbors work 60+ hrs a week, and they have yard that look like the ninth whole at a PGA event, and they do it themselves.Many of my tenants on the other hand, work 2 hours a week depending on the length of unemployment line, so one might deduce that their yard would be drop dead gorgeous, as they have so much time to work in it.

On the coast of Lake Michigan, so absolutely gorgeous during the summer & still a sizable economy during the winter months to keep some people coming (However, you will not have the traffic you do during the summer months).

If someone were to ever be able to offer that loan product and tell me they would do 20 properties under those terms, I would be TICKLED PINK!  

My cousin is a contractor in Jersey, does absolutely gorgeous work, custom bathrooms and kitchens, and just about anything else you need.
