@Minji KimRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which is VERY important for stable rental income and low property maintenance/damage.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?

Where is it located?

Location is critical, so look for areas with job growth and strong rental demand.

For a turnkey property what is a reasonable cash on cash return expectation for a property located in an "A" neighborhood? 

@Tyler Speelman pretty common in this area (NJ) but I think depends on location.

As a consumer, a pool is always nice to have but I’d only pay more for it if the location warranted it and it was the norm. 

It has many distressed homes, and I believe this area holds great potential due to its location just outside the city.

As long as they’re familiar with the market you're buying in, it usually doesn't matter too much where the lender is located.

I forgot to add... always remember the saying "Location, Location, Location..." .
