Post a sign limiting them to 6 hours or something, and enforce it (ie, call the tow truck company whose sign you have posted) at 24 hours.For the self-help detailing products to put in the vending machine, google search "what extra things do i need to detail my car" and read some car detailing guru's list that you should quickly find (if the post has a bunch of upvotes from other car detailing gurus, that's probably a good sign).

We just get an appraisal done for the rate/term refi and if there is extra cash there we modify our existing loan for what ever the max LTV is for the take out loan.

When there is a turnover, there is more work, but usually there is a placement fee which covers the extra leg work she has to do (placing an ad, doing showings, move out inspection, making sure utilities are transferred, etc).

Hi all,I purchased a two-unit home a few years ago as my primary residence with a conventional loan, and was told by an accountant that there is no reporting or extra tax forms I need to file as long as my tenant in the upstairs unit is paying less than the total of my mortgage.

Example with conventional I have 20% down, if the refi requires 30% to stay in then the extra 10% is limiting.Rents in the areas I am looking come in on average $2000 mo. for a place costing $250k.
